A 50 ft × 4 ft affected wall face is 200 sq ft. The new/rebuild planning range is about $6,000–$12,000 before demolition and other add-ons. Current Roanoke-area published new-wall pricing is roughly $30–$50 per face sq ft for segmental walls and $40–$60 for natural stone; a current poured-concrete cross-check is about $34–$37 per face sq ft. Those are construction references, not diagnoses or quotes for a failing structural wall.

Why repair-method ranges remain separate
Current neutral local sources are useful for new-wall construction, but they do not provide trustworthy method-level prices for anchoring, straightening, or heavy foundation work. Those repair families therefore use current 2026 national method-specific planning evidence. The estimator never chooses a method for you.
Engineering, geotechnical services, permits, drainage redesign, difficult access, utility work, restoration, and contractor minimums are not silently added to the base formula.
Roanoke City and County permit context
Jurisdiction and retained fill matter. Roanoke County's current residential guidance says a building permit is needed for a wall retaining 3 feet or more of unbalanced fill; 4-to-6-foot walls require a plan, and 6-to-10-foot walls require a plan stamped by a Virginia Design Professional. Roanoke City's currently posted retaining-wall guideline also uses unbalanced-fill bands and includes surcharge exceptions. The estimator therefore cannot decide permit status from entered average wall height alone.
At roughly four feet, the tool shows a transition notice because both local systems move into additional plan/design review around that range. A shorter visible wall can still trigger requirements when retained/unbalanced fill reaches the applicable threshold or a surcharge is present. Confirm whether the property is in Roanoke City or Roanoke County before relying on a rule.

Ask contractors to price the same affected wall area and the same professionally identified scope. Confirm whether demolition, drainage, base/foundation work, excavation, backfill, engineering, permits, disposal, utility protection, and final restoration are included.
